Overall property values in King George County are down 6 percent since the last general reassessment four years ago.
That's according to Mike Didawick, project manager for Blue Ridge Mass Appraisal Co. in Staunton. His company is sending notices to King George residents this week about the change in property assessments.
"This doesn't mean all properties went down in value, just the overall county average," Didawick said.
The value of higher-priced residential properties did decrease because they're the most difficult to sell, he said. Tracts of vacant land and some commercial properties increased in value.
His company didn't expect any values to decrease from the last general assessment, which was effective Jan. 1, 2006.
"But the analysis of the latest market indicated otherwise," Didawick stated in a press release.
The notices will include the new and current values for land and buildings. Property owners who want to discuss their values can make an appointment at 540/775-3354 to meet with assessors. Meetings will be held in the county office building starting tomorrow, and residents have until Nov. 16 to make an appointment.
Property owners appealing their assessments should be prepared to explain why they believe their property is assessed improperly. Helpful documents include recent appraisals, photographs of dwellings, and the proposed assessments of similar properties.
Property owners can access the proposed assessment records online at vama net.com during the hearing process.
