Remodeling project tops the price list on this year's Fredericksburg area Parade of Homes

The detailed crown molding is original, but otherwise the trim, such as the dining room shadow boxes and beadboard wainscoting in several bathrooms, is new. Decorative ionic-style columns are also used inside to help define spaces.

Behind the living room and extending to the kitchen is the family room that offers access to the rear patio. The family room has a fireplace with an intricately carved wood surround.

The island kitchen was completely redone with granite countertops, cherry cabinets and Kenmore Pro-line stainless steel appliances. Those appliances include a 48-inch side-by-side refrigerator, oven wall and an induction cooktop that boils water in a minute while remaining cool to the touch. A casual dining area is nearby. A doorway and barstool-level opening tie the kitchen to the family room.

MORE LIVING SPACE

There are wings that flank the home's main two-story portion. One wing is split-level, and includes a large home office with cherry cabinets and shelving and a separate in-law or guest suite in the upper portion. Below is a recreation room with a wine cellar, bathroom and patio access.

The wing to the opposite side is single-level and houses two guest bedrooms that share a bathroom. The laundry room is also here, and in keeping with the rest of the house has cherry cabinets and a granite countertop.

On the upper level of the home's center portion are three bedrooms, including the master suite and two children's rooms, each of which has its own bathroom.

The master suite is a focal point of the home and was reconfigured somewhat during the remodeling. The large bedroom has another marble fireplace flanked by doors that access the dual outdoor balconies. On either side of the bedroom are bathrooms, one designed for him, the other for her. They each have tubs and separate tiled showers as well as large walk-in closets that double as dressing rooms. The closet hardware will be installed later to meet the new owner's preferences.

At the end of the house is the three-car garage, which also has been cleaned up, repainted and the floor given an epoxy coating. The garage opens to a wide concrete parking area.

The flat backyard is an inviting area for entertaining or recreation. There's a wide patio, a fenced tennis court and a gazebo back there as well as space for a future pool. Angstadt said the court can be resurfaced and configured for multi-sport use.
