NOTICE OF SUBSTITUTE TRUSTEE'S SALE 308 Crump Drive, Ruther Glen, VA 22546 By virtue of the power of sale contained in a certain Deed of Trust ("Deed of Trust") from Zahra Mohamed ("Borrower") to National City Mortgage a division of National City Bank of Indiana ("Lender"), dated February 27, 2006, and recorded among the Land Records of Caroline County, Virginia in Instrument No. 061626, said Deed of Trust and accompanying debt instrument having since been assigned to Y&R I Opportunity Fund, LLC, and default having occurred under the terms thereof, and at the request of the party secured thereby, the undersigned Substitute Trustee will offer for sale at public auction at the Circuit Court for Caroline County, Courthouse Door, 112 Courthouse Lane, Bowling Green, VA 22427-0309 on: Monday, February 15, 2021 at 11:00AM Improved real property, described as follows: Address: 308 Crump Drive, Ruther Glen, VA 22546 Tax Map No. 51A6-1-200 All that certain lot, piece or parcel of land, together with all appurtenances thereto belonging or in anywise thereunto appertaining, lying, being and situate in Madison Magisterial District, Caroline County, Virginia, and designated at Lot Number Two Hundred (200), all as shown and described on a plat of Lake Land'Or Resort Development, which plat is of record in the Office of the Clerk of the Circuit Court of Caroline County, Virginia, in Deed Book 189, at page 021; reference to said plat is hereby made for a further and more particular description of the real estate herein conveyed as to metes and bounds. Terms of Sale: The purchase price in the form of immediately available funds will be due and payable on the closing date. A deposit in the form of immediately available funds in the initial amount of $5,000.00 will be required at the time of sale from the successful bidder, which deposit amount may have to be increased by the successful bidder within two business days of the foreclosure sale to an amount that equals 10% of the total bid price. The successful bidder will be required to close within thirty (30) days of the date of sale. Time will be of the essence as to the closing date and the payment of the purchase price. In the event an auctioneer is used in connection with the sale of the Property, there will be included a buyer's premium of 10% of the purchase price that must be paid by the successful bidder.
